

Spa Villa Residence
Spa Villa a now beautifully restored 19th Villa in a Spa Park in the Czech town of Teplice was rescued from a near derelict state, between 2017 and 2019. It was renovated into individual luxury apartments and set up & managed by Ivana Frank, the Apart Hotel managed to obtain over 150 reviews at it's peak and a high score of between 9.4 and 9.9 during this 5 year period. Today it is still an Apart-Hotel with a new owner and has a respectably high score due to the amazing work. Have a look through the photo galleries below for some ideas of what was achieved.

Facade
With our great attention to detail, Ivana Frank recreated the design features; architraves and original artwork around windows, doors, and entrances which had been removed. Specialists were found and managed to recreate the stunning appearance, original magic and using the inspiration from original drawings the results where truly impressive.

Gardens, Driveway & Patios
With an outdoor area of approximately 1000 meters, this was more a design heavy project where we had to create semi-private terraces and patios for the guests to enjoy as well as functioning driveway for parking and access.
The Entrance & Corridor/ Public Areas
A huge area in a terrible state with a complex and uncomprehensable structure. This Particular part of the Villa had been torn apart, badly chopped and changed over the centuries and was unrecognisable as a grand open and welcoming space. That was the challenge to recreate the original grandeur.








Cellars
A huge area in a terrible state with a complex and uncomprehensible structure. This Particular part of the Villa had been divided, altered and changed over the centuries and was a complex of small spaces. The challenge was to design and construct within the confines of the floor space (approximately 120m) an apartment area for staff, bathroom, working Kitchen for the whole Villa, WC, and seperate storage spaces.
2 Bedroom Apartments. Ground & First Floors
No through passage on the ground floor bewteen the bedroom and main room, no second bedroom or bathroom, no heating or drainage system connected. Original wooden windows in extremely bad condition and destroyed porch/veranda like from the war! See what you think how we handled these challenges.....

Award Winning & Most Popular Bedroom

One Bedroom Apartments
Taking bare walls, blocked windows, old wiring, holes in the floor, defunct heating system, old original wooden windows, and no bathroom, the challenge was large.
Taking the design of the building and the long seperate toilet adjoining the apartment we deigned a cool shower/Washroom/ WC 2/ Utility room combination that became not only a fantastic solution to this dilema but also a massive attractive asset to this completed One Bedroom Apartment.
Studio
An area of approximately 40 Square meters adjoing the public corridor/entrance hall area. Consisting of bare brick, walls, a 'Holy' Ceiling, no ensuite-bathroom, waste water outlets, and no heating just to mention a few of the challenges here.
